How does thermal imaging work?
Thermal imaging works by detecting heat differentials on the materials within the property. For example, if water has flooded into a propertyvia the plaster ceiling due to heavy rain, the area that has been water affected will give off a lower temperature than the unaffected area due to the increased moisture levels. This lower temperature will show up on the thermal imaging screen when being scanned, giving a distinct outline of the water affected area. As we continue to scan the property with the thermal imaging camera we can begin to map out the water damaged areas.
Locating moisture with Thermal Imaging
Thermal imaging is often the best option for the initial inspection to give an immediate overall view of the extent of water damage and an outline of the areas that have increased moisture levels. Thermal imaging can scan a large area very quickly and is extremely useful for large commercial water damages, or for situations where there is trapped moisture behind walls and underneath benches. Thermal imaging is also extremely successful for locating moisture in difficult to access areas such as high ceilings and walls. Typically, thermal imaging is mostly used for the initial moisture mapping process and as the drying process progresses, moisture detection instruments will be used to monitor the drying and moisture levels.
Hidden water damage & moisture
Sometimes the water damage to a property can be minor and difficult to detect. It can be a dripping pipe behind the wall, or a small amount of moisture escaping from a shower recess. Often the home occupant will suspect some water damage due to musty odours in the home but have no idea where the moisture is located. In situations such as this, thermal imaging is extremely useful to quickly locate areas that have raised moisture levels. Once located, thermal imaging will also give a complete outline of the extent of the water damage.
Locating moisture using moisture meters
